So I stayed at this Zetland Luxe place on George Julius Avenue, and honestly? It’s one of those spots that grows on you. First impression walking in was pretty solid – clean, modern setup in what’s basically a converted apartment building. The 2B2B layout actually works really well if you’re traveling with friends or family, giving everyone their own space without feeling cramped.
Here’s what I really appreciated: the location is sort of perfect for exploring Sydney without dealing with the chaos of staying right in the CBD. Zetland’s got this cool neighborhood vibe – you’re literally a five-minute walk to East Village shopping center, which sounds fancy but is actually just a really good mix of cafes, that fantastic About Life health food store, and some solid dining options. The light rail station is right there too, so getting into the city center takes maybe 15 minutes. I mean, you could walk to Green Square in ten minutes if you’re feeling energetic, and from there you’ve got access to basically everywhere.
The apartment itself – well, it’s not luxury in the “marble everything” sense, but it’s thoughtfully done. Kitchen’s properly equipped (I actually cooked a few meals, which you know I never do when traveling), and the bedrooms are quiet even though you’re on a fairly busy street. That surprised me honestly, because George Julius can get a bit noisy during peak hours. The bathrooms are clean and modern, though the water pressure in the second bathroom is a bit weak – not a dealbreaker, just something to know. What really sold me was the little balcony area where you can sit with coffee in the morning and watch the neighborhood wake up. There’s something nice about being in a residential area where you see actual Sydney life happening, not just tourist stuff.
Parking was easier than I expected for Sydney – there’s a spot included, which frankly saves you a fortune in this city. Check-in was smooth, though the building entrance is a bit confusing the first time (look for the intercom system on the left side, not the obvious door). The whole setup feels more like staying in someone’s well-maintained apartment than a hotel, which I actually preferred. You get proper space to spread out, do laundry if you need to, and just… breathe a bit.
Is it perfect? Nah – the WiFi gets a bit spotty in the back bedroom, and you’ll want to bring your own coffee pods if you’re picky about that stuff. But for a 3-star place with a 7.5 rating, it delivers exactly what you’d hope for. You’re getting genuine value here, especially if you’re staying more than a couple nights and want to feel less like a tourist and more like a temporary local. The whole Zetland area is kind of having a moment too – lots of new development, good energy, and you’re close enough to Centennial Park for morning runs if that’s your thing. I’d definitely stay here again, particularly if I was visiting friends in the area or wanted a base for exploring the eastern suburbs.

Absolutely Nothing
This place was horrible. There was nothing even remotely likable about it. We walked out within an hour of arriving due to the unacceptable conditions.
What could be improved: Filthy, bug infested, and a Total Disappointment
This apartment was an absolute disaster from the moment we walked in. It was filthy and poorly maintained, with stains on practically every surface—carpets, kitchen countertops, stovetop, appliances, and even the cabinets. The dirt and grime were impossible to ignore, and dust was layered on the carpets and furniture. The main bathroom had an unbearable urine smell, and yellow stains covered the carpets.
To make matters worse, the second toilet flushed itself every few minutes, the bed linens were outdated and worn, and the furniture was old and falling apart. The microwave and mirrors were rusted, the multicolored bar stools were corroded, and the kitchen and dining table surfaces were sticky and uncleaned.
The breaking point came when we spotted a cockroach crawling across the kitchen floor—a horrifying experience we captured on video. My family couldn’t stand it and fled the apartment within an hour of checking in.
We immediately contacted the host, providing pictures and videos as evidence of the appalling conditions. Incredibly, the host denied everything, dismissing the issues as “expected” for a 10-year-old condo. To add insult to injury, they refused to issue a refund for our Dec 23–28 stay and showed zero accountability for the situation.
This unprofessional and dismissive attitude, combined with the filthy state of the apartment, completely ruined our holiday. Save your time, trouble, precious money, and peace of mind. Avoid this place at all costs—it’s not worth the nightmare. I wish I could attach some pictures here.
Response to hosts reply: For the record, there was no change in our travel plans, and our concerns were not fabricated to request a refund. Booking.com arranged an alternate, last-minute reservation for a smaller unit at a higher cost so we could complete our intended five-night stay in Sydney.
