The ceiling height – I mean, this is an actual converted warehouse, so you’re talking about these massive industrial ceilings that make you crane your neck like you’re in a cathedral. It’s right there in Dawes Point, which honestly, most tourists don’t even know exists, but locals love it because you’re literally a two-minute walk from Circular Quay without dealing with the tourist chaos on George Street.
The rooms still have that raw warehouse character – exposed brick, massive windows, some of the original steel beams – but they’ve done this really clever thing where it doesn’t feel like you’re sleeping in a construction site. The beds are actually comfortable (I’ve stayed in plenty of “boutique” places where style trumps sleep), and the bathrooms have proper water pressure, which, let’s be honest, is what you really care about after a long day walking around Sydney. What I really appreciated was how quiet it gets at night – Hickson Road isn’t one of those streets where delivery trucks start rumbling at 5 AM, and the thick warehouse walls do a great job keeping sound out. The staff seemed to actually know the neighborhood too, which is refreshing. When I asked about good coffee that wasn’t Starbucks, they pointed me toward this little place on Lower Fort Street that I never would have found otherwise.
Location-wise, you’re in this sweet spot where you can walk to everything that matters but you’re not paying Circular Quay hotel prices. I mean, you can literally see the Harbour Bridge from some of the rooms – not all of them, so ask when you book – and it’s maybe a seven-minute walk to the Opera House if you’re moving at a reasonable pace. The Observatory Hotel is just up the hill, which gives you an idea of the area, but this place has way more personality and doesn’t feel like a business hotel. Parking is actually doable here too, unlike in the main CBD where it’s basically impossible – there’s a garage underneath that’s not cheap but at least exists. The whole Dawes Point area has this village-y feel that’s pretty rare in Sydney, with the old cobblestone streets and heritage buildings, so walking around feels less like being in a massive city and more like exploring some historic district. What really sold me on this place was how it manages to feel both properly Sydney – you know, that slightly gritty harbor city character – while still being comfortable enough that you’d want to hang out in your room. It’s the kind of place where the conversion actually adds to the experience rather than just being a gimmick.
