You know what caught me off guard about this place? The name “NY Special Granny Flat” had me expecting something cramped and basic, but honestly, it’s way more charming than that suggests. Tucked away on Spit Road in Mosman, this little gem sits in one of those quiet residential pockets where you can actually hear birds instead of traffic – which is pretty rare for Sydney, let me tell you.
The location is actually brilliant if you know the area. You’re literally a ten-minute walk to the Spit Bridge, and I mean, if you time it right in the morning, watching the bridge open for boats while you grab coffee is kind of magical. The ferry wharf is close enough that you can easily hop into the city without dealing with harbour bridge traffic, plus there’s decent street parking (though weekends get a bit competitive with locals). What I really loved was how you’re nestled in proper Mosman – those tree-lined streets where people actually walk their dogs and kids ride bikes. It feels residential in the best way, not touristy at all.
The accommodation itself punches above its weight for a 4-star rating. I stayed during a quieter weekday stretch, and the setup was surprisingly spacious – definitely not your typical cramped granny flat situation. The kitchen actually works (you’d be amazed how many places phone this in), and there’s proper bench space for cooking if you’re the type who likes to hit up the local markets. Speaking of which, the Saturday farmers market in Mosman village is about a fifteen-minute stroll away, and honestly, their sourdough guy is incredible. The place stays pretty quiet at night since you’re away from the main Spit Road traffic, though you might catch the occasional late ferry horn – but it’s more soothing than annoying, sort of like a gentle reminder you’re near the water. Check-in was refreshingly straightforward, none of that awkward waiting around in a lobby situation. The owners clearly know what they’re doing – everything felt thoughtfully set up rather than just thrown together. That 8.4 rating makes total sense when you factor in the genuine local feel and the fact that you’re getting authentic Mosman living without the ridiculous harbour-view hotel prices.

I really enjoyed our stay! I’m not from the city but have travelled quite a bit, and this place felt genuinely relaxing. Way better than staying in a hotel—quiet, private, and had a nice homey vibe. The location was great once we found it (we got a little lost at first but the owners were helpful and friendly with directions).
Reversing out of the parking might be a bit tricky for some, but it wasn’t a big deal.
If you don’t mind a short drive, I definitely recommend heading out to check the views—super peaceful and worth it. There’s also a little nature walk nearby with some nice trails.
Family-friendly, no loud sounds at all—didn’t hear a thing inside, just the occasional car when outside, which is expected in Sydney.

The location was excellent and suited or stay perfectly, we were able to walk to our function on the Spit. Uber drivers had some difficulty knowing where to stop to pick us up… its a very busy 3 lane road but we stood out on the footpath and directed them in to the driveway. The unit was clean and comfortable. Serena was very helpful in helping us access on arrival and very timely with her communication.

Close to Middle Harbour. Hosts were very communicative. Space was clean and comfortable.
What could be improved: It is on a main road, so it was noisy. There was an offer of a car park on the property but being a mani road was difficult to get in and out of the park.
