Ramsgate Avenue puts you close enough to the beach that you can hear the waves if you crack a window at night, but far enough back that you’re not dealing with the absolute chaos of Campbell Parade on weekend mornings. I’m talking about a genuine three-minute walk to the sand – I timed it because, well, that’s what you do when you’re trying to figure out if “steps from the beach” actually means something. The walk takes you right past that little corner shop where locals grab their morning coffee, and honestly, their flat whites are better than half the touristy spots closer to the beach.

What really sold me on this place was how it handles the practical stuff that most descriptions gloss over.
