You know what caught me off guard about Linley House? The location actually feels like a secret that only locals are supposed to know about. I mean, Burns Bay Road isn’t exactly where you’d expect to find a hotel – it’s this quiet residential street in Linley Point that most tourists probably drive right past without noticing. But honestly, that’s exactly what makes it work.
The building itself is pretty understated, sort of tucked away in a way that feels intentional rather than hidden. It’s got that comfortable, lived-in vibe that you get with smaller places – nothing flashy, but everything seems to be where it should be. The staff actually remembers your name after the first day, which is refreshing when you’re used to those massive hotel chains where you’re just another key card. Check-in was smooth, and they were genuinely helpful about getting around the area (parking can be a bit tricky on Burns Bay Road, but they’ve got it sorted). The 8.4 rating makes sense once you settle in – it’s not trying to be fancy, just really good at what it does.
What I really loved is how you’re basically staying in this peaceful residential pocket, but Greenwich and Lane Cove are right there when you need actual civilization. The morning walks along the water are incredible – you can hear the harbor lapping against the shore, and there’s this salty breeze that somehow makes everything feel more relaxed. It’s quiet enough that you’ll actually sleep well (no traffic noise like you’d get in the CBD), but you’re not stranded in the middle of nowhere either. The ferry connections from nearby are honestly better than I expected – you can get into Circular Quay without the stress of driving through city traffic.
I’ll be honest, it’s not going to wow you with luxury touches or trendy design elements, but that three-star rating is spot on. The rooms are clean and comfortable, the beds are actually decent, and everything works properly – which sounds basic but you’d be surprised how often hotels mess up the fundamentals. The whole place has this unpretentious charm that grows on you. Plus, being in Linley Point means you’re experiencing Sydney more like someone who lives here rather than just passing through all the tourist spots. If you’re the type who wants to discover quieter corners of the city while still having easy access to everything else, this place gets it right.

Our garden room was beautifully appointed with a private sitting area among the flowering bushes. Everything was supplied, even a Nespresso machine! Our host, Helen, was super friendly and helpful. She directed us to a great Indian /Nepalese Restaurant within walking distance at Hunters Hill. We had a table overlooking the river with gorgeous views.

Convenient location (5 minutes' drive from our son's flat). Comfy bed, clean sheets. Easy check-in/out.

Great location to where we needed to be. Was clean cute little garden room. Beds were comfortable and the couple were very lovely. Yes the drive was is steep to drive up but had nil issues getting out of there

Heat lamps in the shower. Heated electric mattress topper – all great for winter. Mini fridge, toaster, microwave and kettle made eating cheaply easy. Good location for visiting lane Cove and hunters Hill. Owners were great. Bus stop right outside.
