You know what caught me off guard about this place? The name says “Delicated” but honestly, it’s way more solid than that quirky typo suggests. This three-bedroom apartment on Jones Street sits right in the heart of Ultimo, and I mean right in the thick of things – you can practically feel the city pulse from the windows.

The walk to Darling Harbour is genuinely about ten minutes, maybe twelve if you’re dragging luggage, and you’ll pass some great little coffee spots along the way. I actually prefer this route over staying right on the harbour because you get that authentic Sydney neighborhood vibe without the tourist markup on everything. The parking situation is – well, let’s just say having a guaranteed spot in this part of town is worth its weight in gold. Street parking around here can be a nightmare, especially on weekends when everyone’s heading to the museums or catching ferry rides.

The apartment itself has that lived-in comfort that makes you forget you’re in a rental. Three bedrooms means you’re not fighting over bathroom time (there’s actually good water pressure, which isn’t always a given in older Sydney buildings), and the kitchen has everything you need if you want to grab groceries from the Harris Farm Markets nearby instead of eating out every meal. The 7.4 rating makes sense – it’s not going to wow you with fancy amenities, but it does exactly what it promises without any nasty surprises. The walls are a bit thin, so you’ll hear the occasional footsteps from upstairs, but nothing that’ll keep you awake unless you’re a really light sleeper.

What I really appreciate is how close you are to actual Sydney life. Ultimo’s got this interesting mix of university students, young professionals, and longtime locals, so the cafes and pubs feel genuine rather than touristy. You’re a quick walk to Central Station if you need to catch trains anywhere, and the light rail stops practically at your doorstep for those lazy days when you don’t want to walk to the city center. The Powerhouse Museum is just around the corner too – perfect for rainy afternoons or if you’ve got kids who need entertaining.

  One room was suffocating as there was no ventilation and no fan .
  Pictures are completely different from reality .
  The bed was broken at the edge and was not usable . Owner did not heed on any of our requests . The cleaning crew and the owner arrived at the property before checkout time which was quite rude .
  The parking was confusing with no clear instructions.
