So I stumbled across Coconut at Palm View Collective on Billyard Avenue, and honestly? It’s one of those places that gets Potts Point exactly right. You know how some hotels try too hard to be trendy – well, this one actually nails it without feeling forced. The whole vibe is sort of relaxed-luxe, if that makes sense, like someone took a boutique hotel concept and made it actually livable.
The location is pretty stellar, I mean, you’re basically in the heart of everything but tucked away enough that you’re not dealing with the Darlinghurst Road chaos all night. Billyard Avenue is this quiet little street that most tourists never find, but locals know it’s where the good stuff is happening. You can walk to all the best cafes in five minutes – there’s this incredible coffee place just around the corner that doesn’t even have a proper sign, and the gelato spot on Macleay Street is dangerous (seriously, I went there three times in two days). Kings Cross station is close enough to be convenient but far enough that you don’t get the late-night train noise.
What really got me was the attention to detail without being fussy about it. The rooms have this clean, minimal thing going on – lots of white and natural timber, those huge windows that actually open (revolutionary concept, right?), and the beds are genuinely comfortable, not just Instagram-pretty. The bathroom setup is smart too, with one of those rainfall showers that doesn’t leave you freezing while you wait for hot water. They’ve got this communal kitchen area that’s actually useful, not just for show, and there’s always fresh fruit sitting around. Check-in was refreshingly straightforward – no forced small talk, just helpful staff who clearly know the neighborhood and aren’t afraid to give you real recommendations instead of tourist traps.
I stayed during winter, which is honestly the best time to be in Sydney anyway, and the place had this cozy energy without feeling cramped. You hear a bit of street noise during the day, but it’s the good kind – people walking to lunch, not traffic jams. The whole Palm View Collective thing isn’t just marketing speak either; they’ve actually created this little community feeling where you might end up chatting with other guests in the common areas without it being awkward. There’s decent WiFi throughout (worked fine for video calls), and they’ve thought about the little things like having enough power outlets and decent lighting for actually reading.
Look, it’s not the cheapest option in the area, but for a 4-star place that actually delivers on the experience, it’s pretty fair value. The 8-star rating makes sense once you’re there – it’s the kind of place that exceeds expectations without trying too hard. If you want to feel like you’re staying somewhere that locals would actually choose, rather than just another hotel that could be anywhere in the world, this is your spot. Plus, you’re perfectly positioned to explore the real Potts Point, not just the tourist version.

Amazing location in Elizabeth Bay. Pretty view! Attractive design, super clean. The staff was kind too. Near great restaurants- a quick walk (steep stairs) away!
What could be improved: The AC only works in the living room. To get the bedrooms cooler you need to leave the bedroom doors open, which only helps a little. When you leave the bedroom door open the light floods in.
