You know what surprised me most about this place? The moment I walked in, it actually felt like someone’s real home – not one of those sterile Airbnb setups where everything’s beige and boring. The owner clearly put thought into making it comfortable for a group, and honestly, it shows in all the little details.

The location is absolutely perfect if you want to be in the thick of things without dealing with the George Street chaos. Windmill Street is this quiet residential pocket that most tourists don’t even know exists, but you’re literally a five-minute walk to Circular Quay and maybe ten to Barangaroo. I mean, I could see the harbour from the upstairs windows, which was pretty amazing first thing in the morning with coffee. The area gets busy during the day with office workers cutting through, but evenings are surprisingly peaceful – you can actually have conversations on the little balcony without shouting over traffic. Parking was… well, it’s the CBD, so don’t expect miracles, but there’s street parking if you’re lucky and a few paid lots nearby.

What really works about this place is how it handles eight people without feeling cramped. The bedrooms are spread across different levels, so you’re not all stepping on each other, and there are enough bathrooms that nobody’s queuing in the morning (trust me, this matters more than you think). The kitchen is properly equipped too – I’m talking real knives, decent pots, even a coffee machine that doesn’t make you want to cry. We ended up cooking quite a bit because there’s something nice about having a proper dining table after days of restaurant hopping. The living area has this comfortable, lived-in feeling with a couch that’s actually big enough for the whole group to sprawl out and argue about what to watch on Netflix.

The neighborhood has this interesting mix of old Sydney terraces and new developments, and you’ll find yourself walking past the same corner café every day (the flat white there is actually decent, by the way). Barangaroo is right there when you want that polished waterfront experience, but you can also wander toward The Rocks for the touristy stuff or head to Darling Harbour without much fuss. During weekends, the streets get quieter as all the office workers disappear, which gives it this almost village-like feel despite being dead center in the city.

Look, it’s not perfect – the stairs might be annoying if someone in your group has mobility issues, and the shower pressure in one of the bathrooms is just okay. But for a group wanting to experience Sydney without being stuck in hotel rooms scattered across different floors, this place delivers. The 9 rating makes sense when you consider you’re getting a whole house with character in one of the most expensive cities in the world. Plus, there’s something really satisfying about having keys to your own front door and being able to come and go without nodding at hotel staff every time.
