Look, I’ve stayed in plenty of Sydney places that promise “unbelievable views,” but this Balmoral spot actually delivers – and I mean, when you’re literally one minute from one of the harbor’s best-kept secrets, you know you’ve found something special. The apartment sits on Burran Avenue, which honestly sounds like nothing until you realize it’s this quiet residential street that drops you right onto Balmoral Beach. Not Bondi with all the chaos, but Balmoral – where locals actually swim and the water’s this incredible blue-green that changes with the light.

The views from inside are genuinely stunning (I watched the sunrise over the harbor three mornings straight, which is so not like me), and what I love is how the place feels more like staying at a friend’s apartment than some sterile hotel room. The setup is practical too – there’s actually decent parking, which anyone who’s driven around Mosman will tell you is basically a miracle. The whole Mosman area has this leafy, well-heeled vibe without being pretentious about it, and you’re close enough to the city that getting to Circular Quay is just a quick bus ride through some pretty gorgeous harbor-side neighborhoods. I mean, the 8.3 rating makes sense when you consider you’re getting legitimate harbor views at a fraction of what you’d pay for similar spots in the Rocks or near the Opera House.

What really sold me was the beach access – and I’m talking about walking down to Balmoral in under two minutes, where you can actually swim without fighting crowds or worrying about your stuff getting nicked. The beach has this protected feel since it’s tucked into a cove, so the water’s calmer than the ocean beaches, plus there’s decent cafes right there (the fish and chips at the Balmoral Boatshed are pretty solid). You know what’s nice? The whole area goes quiet after sunset, so you’re not dealing with party noise, but you’re also not stuck in some suburban wasteland. It’s that sweet spot where you feel like you’re experiencing how Sydneysiders actually live – morning swims, harbor walks, maybe a drink at one of the yacht clubs – rather than just hitting the tourist highlights. For the price point and location, it’s honestly hard to beat, especially if you want to experience Sydney’s harbor lifestyle without the harbor-price premium.

  The location of the apartment is brilliant, and the view from the living area/front balcony is absolutely stunning!
  The apartment is a good size and the kitchen provides everything that you could need during your stay.
  The beaches at Edwards and Balmoral are lovely, they are not too commercial like some of the other beaches around Sydney, there is also a safe enclosed swimming area at Balmoral.
  There are many lovely places to eat along The Esplanade, all within walking distance, of which I would highly recommend Bathers' Pavilion.
  It is very easy to get into Sydney City using public transport, there are two bus lines.
  I have been to Australia many times, including many times to Sydney, and I would definitely stay in this area again.
  
  What could be improved: Whilst the apartment is in a brilliant location and position, the view is stunning and the kitchen provides everything that you could need during your stay, sadly the apartment and the apartment building is looking tired and in need of some time and money being invested into it – dated bathroom and facilities in it, dated décor in the bedrooms, sofas in the living areas looking shabby and dirty, the balconies were dirty and the front balcony had broken tiles to the floor tiles. The communal areas are dated with dared décor, and the outside of the building needs some attention to bring it up to scratch.
  The place could be fabulous! It has so much potential.
  The television did not work during our stay, which was very disappointing. The host was also very difficult to get hold of, not responding to many of my emails both pre and during our stay, and not resolving a couple of issues that we experienced during our stay. We paid just over £2500.00 for a six night stay, so I would have expected a little more from the host for this price bracket. It just left us feeling disappointed.
