Look, I’ve stayed in plenty of places around Sydney, but this little gem on Rees Street honestly caught me off guard. When I first pulled up to the Artistic Private Studio in Parramatta, I wasn’t expecting much – I mean, it’s tucked away on a quiet residential street that you’d probably walk past without noticing. But that’s actually part of its charm. The building has this understated creative vibe that makes sense once you step inside and realize why they call it “artistic.” The owner clearly has an eye for design – there’s original artwork on the walls and these interesting light fixtures that feel more like you’re staying in someone’s thoughtfully curated home rather than a typical hotel room.
What really impressed me was how they’ve managed to create genuine privacy in what’s essentially a studio setup. You know how most hotel “studios” are just cramped rooms with a kitchenette shoved in the corner? This is different. The space flows naturally, with distinct areas that actually feel separate – there’s a proper living area where you can spread out, a kitchen that’s actually functional (I made breakfast there every morning), and the bedroom section feels intimate without being claustrophobic. The bathroom’s compact but well-designed, and honestly, the water pressure was better than my apartment back home. I stayed there during a particularly busy week in Sydney when everything decent was either booked or ridiculously expensive, and this place was this perfect middle ground – upscale enough that you feel like you’re treating yourself, but not so fancy that you’re afraid to actually use anything.
Parramatta gets overlooked by a lot of visitors, but staying here made me realize what they’re missing. You’re literally a five-minute walk to the train station, which means you can be in the CBD in about 25 minutes without dealing with traffic or parking headaches. But here’s the thing – you don’t always need to head into the city because Harris Park (right next door) has some of the best Indian and Pakistani food in Sydney, and Church Street has this whole dining scene that most tourists never discover. The area gets lively on weekends but settles down beautifully during the week. I barely heard any street noise, which was a pleasant surprise given how central the location is. The check-in process was smooth – they actually met me at the property rather than making me hunt around for some hidden key box. That 9.7 rating makes complete sense once you’ve stayed there; it’s one of those places where someone clearly cares about the guest experience. If you’re looking for something more personal than a chain hotel but more polished than your average Airbnb, this studio hits that sweet spot perfectly.

We loved our short stay at the cosy studio designed by Carlos and his wife. It’s really well kept with all the facilities being available. It’s in close proximity to Parramatta. Overall we had a great and comfortable stay. Highly recommended.

Gorgeous little cottage with quirky decor and homely touches. Comfortable bed and exceptionally clean!! Also lots of parkland and Westfield within walking distance. Easy private access and the host was incredibly responsive

This beautiful space creates warmth and inspiration. The artwork, the lighting, the gorgeous tiles on the bathroom floor. The bed and sofa bed were comfy and has everything needed and wanted down to Shakespeare works and the divine handmade soap. The owner is quick to respond, friendly and generous. I liked how special it felt, far different to a clinical hotel room. I loved everything about this place and will definitely be back.

Beautifully renovated and newly appointed, spacious and comfortable studio. Every little thing imaginable has been accounted for, with incredible attention to detail. Lovely handmade finishes for homely atmosphere, including handmade soaps! Luxurious shower, nice firm bed. Owners have very clear communication and directions throughout booking process. They were equally warm and open to questions and feedback, so you are not dealing with a robot.
What could be improved: The property doesn’t have full kitchen facilities, but everything has been provided for you to bring in and reheat your own food, make tea/coffee etc. Be aware the location is backing onto a busy major road, though access is local st. This means there’s plenty of traffic noise in the form of cars, foot traffic, and aeroplanes overhead. It quietened down from around 11pm on a weekend night to enable restful sleep.
